OPENING INSTRUCTIONS
Upon Arriving at night, please note that the lights can be turned on immediately upon entering.
PLEASE DO THE FOLLOWING IN ORDER
- Turn on water to house:
- The switch on the electrical panel is for turning on water. (sound of water running is the bleeder system which runs all winter. You may hear this prior to turning switch)
- Turn switch on “ON” position. Air will rush out of all faucets.

- When cold water starts flowing move kitchen faucet over to hot water position and wait until you have water flow (~ 20 to 30 minutes)
Note: this also closes the selonoid valve on the water heater drain line. This valve has in the past leaked by due to debris stuck between the rubber seal and seat area. Listen for water running in the basement or off the back of the deck. IF the valve is leaking by close the manual vavle between the heater and selonoid valve.
- Go to each faucet in the house and move handle for cold to hot position in order to check water flow in each faucet.
- NOW AND ONLY NOW - Turn on electric hot water heater (breaker #23 & #25 on the panel).

- Turn on all breakers on the left-hand side of panel (except those in locked position). It is important that you don’t tamper with the locked breakers.

FIREPLACE
The fireplace is the main heat source with the dining room wall unit only there for insurance purposes. To start the fire open the small damper in front all the way. Use newspaper/kindling/fire gel and place on bottom of fireplace. After lighting place additional logs on top, close door, and monitor the temperature with gauge on the exhaust stack. Adjustments can be made with the damper or by turning on the fan (switch and speed controls on rear of fireplace). Note: Opening the metal door behind the glass will cause a tremendous heat lose. Keep it closed.
TV
To operate the TV press the power button on the TV remote. The Roku stick should be the default input and the connection is via the WIFI.
From left to right:
TV - Power on TV and adjust volume
Roku - various streaming channels
Soundbar - default it optical input from the TV
DVD player - who is still using this???

CLOSING INSTRUCTIONS
WINTER INSTRUCTIONS
(VERY IMPORTANT TO DO THESE IN SEQUENCE TO ELIMINATE PIPES FROM FREEZING AND CAUSING DAMAGE)
- Turn hot water heater OFF (Breakers #23 & #25)
(pictured above) - Turn water switch to off position. Open all faucets, slightly, in a center position. This allows the water to drain out of the system and lets air in.
- While the hot water tank is draining, get antifreeze from under the kitchen sink. Additional antifreeze is stored in basement on the shelving next to the door.

Shown with Windex instead of antifreeze (picture taken in the summer)- Toilets tank: flush toilet to drain water from tank - pour 3/4 cup of antifreeze into the tank
- Toilet bowl: Use cup to bail out as much water as possible into sink (or shower) - pour 1 cup of antifreeze into the bowl
- Sinks: pour ¾ cup of antifreeze into seek drain For kitchen sink pour into left side sink (side with garbage disposal).
- Bathtub: pour ¾ cup into drain.
WINTER SEASON CLOSE
- Door mats (front and back door) to the basement

- Drain water hose and store in basement

- Irrigation system
- Disconnect and drain washing machine water supply lines.

- Bring up snow shovel from basement
- Follow Winter Closing Instructions
SUMMER INSTRUCTIONS
- Turn hot water OFF - Breakers #23 & #25.
(pictured above) - Turn water switch to Summer Off position. Open up one faucet, slightly, in a center position. This allows the system pressure to release.

Additional Notes:
Do List
- Take your own bath towels and washcloths. When possible, bring up tissues, toilet paper, paper towels and napkins when supplies our low.
- Clean refrigerator
- Check indoor and outdoor lights
- Return dog fence from deck (if used)
- Return deck chairs and table from deck
- Vacuum, dust, and clean bathrooms
- Leave log holder on hearth and wood pile on porch full.
- Close blinds in summer and winter when leaving for the day. The sun is very harsh on furniture.
- Empty trash cans, empty trash compactor, place new bags in trash cans and compactor.
- Check that all windows are closed and locked.
- Ensure the light switches that power the security cameras (front and back door) are in the on position. These are labeled and should not be touched.
Don’t list:
- Don’t use abrasive cleaner (Like Ajax) on tub or stainless steel sink. Special cleaners are under the sinks for this purpose.
- Don’t leave perishables in refrigerator, drawers, or kitchin cabinets
